Trimble Unity Construct

Trimble Unity Construct (Unity) is a cloud-based system that streamlines project and financial management for Yale’s capital program. It brings consistency and efficiency across capital projects by keeping schedules, budgets, and documents in one place.

Process Name Category Description
Change Order (COB) Contractor, Design Consultants This process bundles Proposed Change Orders (PCO) into one request to fulfill a construction change order.
Commitment: Construction Services (CS) Contractor, Contractor Management, Design Consultants This process initiates a contract for preconstruction and/or construction services with a designer, contractor, construction manager, supplier, or builder.
Commitment: Professional Services (PS) Contractor, Design Consultants This process initiates contract requests for architectural services on major and Master Project Support Agreement (MPSA) projects and other professional services.
Contract Modification (CMS) Contractor, Contractor Management, Design Consultants This process initiates contract changes that do not require a Notice of Change (NOC), Potential Change Order (PCO), or Change Order (COB).
GMP: Commitment Approval (GMP1) Contractor, Contractor Management, Design Consultants This process initiates a contract request for a Guaranteed Maximum Price (GMP) commitment in several scenarios.
GMP: Commitment Change (GMP2) Contractor, Contractor Management, Design Consultants This process initiates adjustments to the Guaranteed Maximum Price (GMP) commitment in several scenarios.
Invoice Submission (IS) Contractor, Contractor Management, Design Consultants This process is for vendors to submit to Yale invoices for approval and payment processing for a given project.
Notice of Change (NOC) Contractor, Contractor Management, Design Consultants This process is for general contractors or construction managers to submit a Notice of Change (NOC) for review, approval, and routing of required signatures.
Proposed Change Order (PCO) Contractor, Contractor Management, Design Consultants This process prepares Proposed Change Orders (PCO) for future bundling into a formal change order.
Request for Information (RFI) Contractor, Contractor Management, Design Consultants This process is used by the contractor or construction manager to submit, review, and respond to questions on a project during the construction phase.
Schedule of Values (SOVR) Contractor, Contractor Management, Design Consultants This process allocated the total contract amount across detailed commitment line items.
Statement of Professional Opinion (SPO) Contractor, Contractor Management, Design Consultants The contractor or construction manager initiate a Statement of Professional Opinion (SPO) when a project, or a defined portion of the work, is ready for final review by the architect of record.
Substantial Completion (SC) Contractor, Contractor Management, Design Consultants This process may be triggered by the Statement of Professional Opinion (SPO) or manually initiated when a project, or a defined portion of the work, is ready for final review to achieve Substantial Completion (SC).
Bidding Module  Contractor, Contractor Management, Design Consultants The bidding module is used to solicit, receive, and review bids from non-licensed users.
Submittals Module  Contractor, Contractor Management The submittals module is used during the construction phase to manage the submission and review of information required from the contractor or construction manager.
